Opening A Budget Hotel Need help in budgeting and preopening costing Rate Topic: -----

Greetings

We are looking at opening a hotel in Brickfields. No Land Cost. Hotel 11 stories. On a JV with Land owner. Building cost is ours. Estimated number of rooms is 120.(Average room rate would be at RM 180) Please do advise if the number of rooms has an effect for a carpark. Why do some hotels stop at 98 rooms etc. Is there a need for a carpark after this number of rooms?

We are not looking at a percentage for the JV but rather a fixed sum per month of around RM 60,000 per month to the land owner and a 30 year lease on the building. If we are Operating at 60% we would gross around RM388,800. Would I be able to make a profit after paying RM60,000 to the land owner.

I would have a restaurant (open concept on top deck) and a bar/cafe (next to reception) which I have not included in the revenue. I would run on a tight staff multiskilled personel. Would you be able to provide a rough costing of monthly expense for a 120 room hotel from the very first month of operations with the basic required staff strength and salary, laundry charges, electricity, water, heater, cleaning, F&B etc. Would appreciate your thoughts and suggestions. Also any yearly fees/payments that I will have to make.

Anyone skilled in the areas of phone system and reservation system. We are old school (HOMS) not updated on the latest operating systems for small hotels. Please advise if anyone is able to offer a good system for both that we can migrate and scale up.

Might as well give it a shot.

Car park minimal percentage of rooms offered (ie 60% to 80%)
Best you check with the Tourism Ministry (assume you have)
If an existing building being converted then the Mayor office
may have guidelines.

Budget rated hotels normally up to 2-stars rated.
Get your hands on the prerequisite "star rating" checklist.
That would save tons of time when "conceptualizing" the hotel.

RM60k is steep. Cannot crunch the numbers here.
Case: Similar size hotel in "golden triangle" area.
Existing building. Management contract. Owner share similar.
Consultant stayed away. JV failed. Tough scenario.

F&B unless you expect to include breakfast in your room rates,
please have your second thoughts.
High cost goods. Manpower perennial shortage. High staff turnover.
