CSM Lodging announces $40 million plans to refurb historic building in Phoenix
CSM Lodging has announced plans for the renovation of the historic Professional Building -- the former Valley Bank & Trust building -- located at North Central Avenue and Monroe Street in downtown Phoenix, and the property's conversion to a premium select-service hotel.
The hospitality management, ownership and development company, which owns and operates 39 hotels in locations across the country, completed the purchase of the landmark property with plans to reopen the hotel in time for the city's hosting of the 2015 Super Bowl.
The Professional Building has a rich history in Phoenix. The 13-story Art Deco structure opened in 1932 in the depths of the Great Depression, housing the offices for Valley Bank & Trust on the three lower levels and the Maricopa County Medical Society above. Designed in the classic Art Deco style of the period with strong vertical lines, a central tower with set-back wings and windows, and decorative grills above the main entrance doors on Monroe Street and Central Avenue, the building was later crowned with a vast rotating Valley Bank sign, which became iconic and remained for many years. This sign and the Valley Bank & Trust building received a nod in 1960 from legendary Hollywood director, Alfred Hitchcock, as it can be seen in the opening scenes of one of his most storied films, Psycho. The bank also added a private dining club on the 12 floor for their top clients. To do so, a cantilevered walkway was constructed that gives that floor a unique appearance.
In 1993, the Professional Building was included on the National Register of Historic Places. Vacated in 2000, a subsequent planned conversion to a high-end boutique hotel ended when the project lender filed bankruptcy. After several attempts to complete the redevelopment, CSM Lodging provided the combination of experience and skill-set to bring the project forward and close on the property's purchase just prior to Christmas.
The $40 million refurbishment project includes renovation of the historic Art Deco exterior and the installation of new insulated windows; new mechanical, electrical and plumbing systems; as well as full renovation of the magnificent, soaring former bank lobby inside, which will serve as the main reception and gathering place for hotel guests. This space will include a lobby bar and a grab & go coffee area for guests.
The hotel will consist of 165 guestrooms on 12 floors, a rooftop terrace, 5000 square feet of meeting space, a business center, 1300-square-foot fitness center, and on-site parking. The project will also include approximately 8000 square feet of retail space along Central Avenue. CSM Lodging is currently meeting with potential tenants and exploring the right complements to the property.
Additionally, CSM Lodging is actively exploring branding options for the property, including Marriott and Hilton, but appears to be focused on the Hilton Garden Inn brand, due to the lack of Hilton product in the downtown market.
Upon opening, Hotel Monroe is expected to add 105 jobs to the downtown Phoenix marketplace, with an additional 106 jobs created during construction. In addition to the project cost of $40 million, a commissioned Elliott Pollack Study projects the overall economic and fiscal impact from the project to be estimated at $18 million to Phoenix.
Renaissance Aix-en-Provence Hotel debuts in south of France
Renaissance Hotels announced its newest addition in Provence, the Renaissance Aix-en-Provence Hotel, located in the heart of the new Forum Culturel district and less than five minutes from Cours Mirabeau.
Designed by Marseille architects Claude Sabin Nadjari and Rémy Saada, the five-star hotel features contemporary design and a Provençal garden. Elegant and sophisticated interior design is featured throughout 133 guest rooms and suites, created by Julie Fuillet of "From Here to There" Design Studio. The theme of bespoke craft continues throughout the hotel with exclusive pieces of furniture created by French designer Christian Ghion.
Guests have the opportunity to immerse themselves in a collection of contemporary art, with more than 400 paintings and sculptures created exclusively for the hotel curated by Isabelle Viatte of "Via Crea" agency. The extraordinary exhibit entitled "Haut La Main!" is brought to life through a special programme of events with artists, personalities and entertainers.
Celebrated chef Jean-Marc Banzo offers a culinary experience in two distinct places within the hotel. Le Clos is a gourmet Mediterranean restaurant of 40 seats. The bistro Le Comptoir du Clos features a sun drenched terrace from which to take in stunning views of Provence.
The YMALIA Spa at Renaissance Aix-en-Provence offers treatments by Cosmébio. The hotel also boasts an indoor swimming pool, sauna and fitness centre.
The hotel features 700 square metres of meeting space within seven rooms. Meeting spaces open on the "Salle des Pas Perdus" as well as on the 1,000 square metre Provencal gardens and terrace.
Rates at the Renaissance Aix-en-Provence start from £147 (€180) a night.
With the addition of Renaissance Aix-en-Provence Hotel, the Renaissance Hotels portfolio in France will now include five exceptional hotel experiences including the Renaissance Paris Arc de Triomphe Hotel, Renaissance Paris Le Parc Trocadero Hotel, Renaissance Paris Vendome Hotel and the Renaissance Paris La Defense Hotel.
Starwood to debut in Qatar with new Westin Doha Hotel & Spa
Starwood Hotels & Resorts Worldwide have announced that it will soon introduce its Westin Hotels & Resorts brand to Qatar. Owned by Ghanem Al Thani Holdings, The Westin Doha Hotel & Spa is scheduled to open in late 2014 and will enjoy a prime location in the city's central business district, comprising a total landscaped area of 49,000 square meters. 15 minutes from Doha International Airport, The Westin Doha Hotel & Spa will be in close proximity to the Museum of Islamic Art, Education City and the Al Mushreib rejuvenation project in Doha's downtown area.
The 365 guest rooms, will include 92 executive rooms, five private bungalows and two presidential suites. The Westin Doha Hotel & Spa will also offer five dining venues, including an all-day dining restaurant, a grill and Thai restaurant as well as a jazz cocktail and sports bar.
The Westin Doha Hotel & Spa will also feature nearly 2,900 square meters of event space, including a ballroom and 10 meeting rooms and a fully-equipped business center.
Starwood currently operates three hotels in Doha, including the Sheraton Doha Resort & Convention Hotel, W Doha Hotel & Residences, and The St. Regis Doha. The Westin brand will also be introduced in Dubai, Makkah and Aqaba over the next few years.
