Sage Hospitality and Whitman Peterson acquire 11 hotels in second portfolio purchase
Sage Hospitality has announced the purchase of 11 hotels in partnership with Whitman Peterson. This purchase marks the second of a programmatic investment venture between Sage and Whitman Peterson, wherein they plan to acquire a sizable portfolio of select-service hotels in need of high-impact capital, operational, and/or brand improvements.
The first portfolio, purchased in March of 2013, encompassed seven well-branded, but under-capitalized hotels and is in the final stages of renovation. This new transaction adds 11 hotels to the venture - bringing Sage's total hotels under management to 76 nationally. The newly added properties are located in several metropolitan areas strategic to the venture, including Austin, Denver, Indianapolis, and Dallas.
"The properties are geographically diverse and encompass a variety of top tier brands in the Marriott, Hilton, and Hyatt systems," said Michael Everett, Chief Investment Officer for Sage Hospitality. "We see significant upside from capital expenditure and operational improvements, which is perfectly in line with our investment strategy." Everett continued, "With an acquisition price of approximately $70,000/key and an approximately 10 percent cap rate on trailing 12 income - we believe this portfolio offers a unique combination of in-place yield and attractive upside, at a basis after renovation that is well below replacement cost."
Schwartz Hotels appoints Rydges to manage Surry Hills hotel
The Schwartz Family Group has appointed Rydges Hotels & Resorts to manage its Surry Hills hotel. The 4-star hotel has operated as the Sebel Surry Hills since 2008, and has been managed by Accor for the past two years, but from 8 April 2014, the hotel will be re-branded as Rydges Sydney Central.
The well-established hotel offers 271 rooms and nine meeting rooms, catering for up to 220 delegates.
Additional facilities and services include Bar Surry Hills, Albies Restaurant & Bar, coffee shop, indoor heated 15m pool, spa, sauna, gym, business centre and undercover car parking. It was, and still is, Australia's first hotel to feature an in-ground glass aquarium.
Director of the Schwartz Family Company, Dr. Jerry Schwartz, thanked Accor for their management and said that with Sebel becoming an apartment-style brand, it was decided to change the hotel branding to Rydges and ‘hub' the hotel with his other Rydges-managed hotel, at nearby World Square.
Rydges Hotels & Resorts is owned by Amalgamated Holdings Limited, which operates 49 hotels in total under the Rydges, QT, Art Series and Atura brands.
The Schwartz Family Group is Australia's largest privately owned hotel company with 12 hotels and resorts operated by a variety of management companies including Accor, IHG and Rydges.
